Welcome Home to FIFTEEN FIFTY - BMR

FIFTEEN FIFTY is a 1.2 million square-foot development located on a 2.5-acre site on the corner of Mission Street and South Van Ness Avenue at the nexus of three of San Francisco’s iconic neighborhoods; SOMA, The Mission, and Hayes Valley. Rising 40 stories, this mixed-income, mixed-use development will consist of 440-units of market and 110-units of below market rate apartment homes.

The 110 new affordable BMR apartment homes will be leased to households earning up to 50% of the area median income. The building will feature a mix of studio, one, two, and three bedroom apartment homes. FIFTEEN FIFTY is currently under construction and expected to be completed in May, 2020.

The open application period will run from March 5th to March 26th. What is FIFTEEN FIFTY?
FIFTEEN FIFTY is 550 unit rental residential development located in San Francisco’s newest neighborhood- Van Mission. FIFTEEN FIFTY has an easy walk to major tech and finance centers, is adjacent to the Hayes Valley neighborhood, and walkable to the Mission, SoMa and Civic Center districts.
How many affordable BMR units are at FIFTEEN FIFTY?
There will be 110 new affordable BMR apartments available.
Where is FIFTEEN FIFTY located?
The site is located on the corner of Mission Street and South Van Ness Ave. The site is currently under construction with an estimated completion date of May, 2020.
Where is the FIFTEEN FIFTY leasing office located?
There is no leasing office open at this time. We are still under construction and will advise when our temporary leasing office will open. Interviews will be scheduled in lottery rank order and you should wait to be contacted. Please sign up on our Interest List to receive periodic updates.
What bedroom types are there?
There are 40 Studio, 29 One Bedroom, 39 Two Bedroom and 2 Three Bedroom apartment homes.
What amenities will be offered at this community?
Residents of FIFTEEN FIFTY will have access to an attended lobby with a fireside library and lounge. The community offers a private 12,000-square-foot park containing a diverse palette of native and Mediterranean plantings, package delivery lockers, complimentary Wi-Fi in the common areas and the entire building will be 100% smoke free.
For an additional monthly fee residents of FIFTEEN FIFTY may access co-working space with reservable conference rooms, a rooftop outdoor pool with hot tub, fitness center with the cardio and weight-lifting machines, plus separate Yoga Room with scheduled weekly classes, and a 40th floor lounge with panoramic views from the terrace. Other amenities include a Sports Bar with six TV monitors, pool table, and bar with Kegerator. The community will also feature a 5600-SF landscaped dog run, additional storage and bicycle parking.
Is public transportation close by?
FIFTEEN FIFTY is serviced primarily by the 7, 9, 14, 47 and 49 Muni bus lines and the J, K, L, M, N and T Muni Light Rail. The Civic Center BART Station is just a few blocks away.

I want to apply, where can I get an application?
Applications will be available through DAHLIA at housing.sfgov.org. The open application period will run from March 5th to March 26th. Interested applications are encouraged to preregister at the DAHLIA website at http://housing.sfgov.org.
How will application numbers be assigned?
The open application period will run for 3 weeks. Once the open application period closes an electronic lottery will be held to assign application numbers to all applicants who submitted a complete application by the due date. You will be able to check your assigned lottery number via the website and on the City DAHLIA application portal at housing.sf.org.
Can I attend the electronic lottery?
Yes. The application lottery will be conducted at the MOHCD office located at 1 S. Van Ness 5th Fl, San Francisco, Ca 94103 on April 15th at 10 a.m. Attendance is optional. Results will be posted to the website and on the DAHLIA portal at http://housing.sfgov.org.
Are there any housing preferences at FIFTEEN FIFTY?
Certain applicant households of FIFTEEN FIFTY may be given a preference if their circumstances fall under 1 or more of the following: Certificate of Preference Holders (COP) will receive first preference for admission, (up to 100% of the units). Second preference will go to the Displaced Tenant Housing Preference (DTHP) certificate holders (shall apply to 20% of the units). Third preference will got to applicants who qualify for the Neighborhood Resident Housing Preference (NRHP- shall apply to 40% of the units) and fourth preference to applicants who live or work in San Francisco (up to 100% of remaining units). More information on these preferences will be available in the application package.
Will there be a waiting list?
No. There is no waiting list for BMR units. The re-rental process will be administered in accordance with the Inclusionary Affordable Housing Program Manual published by the San Francisco Mayor's Office of Housing. We are expecting a large number of applications to be submitted for this highly desirable community.
What is the location of the leasing office, I would like to pick up an application?
Applications will be available online via the DAHLIA portal for ease of submission. Please check back for updates.
Are there any age restrictions?
No. This apartment community is open to all ages.
What is the process for qualification?
This community will have a minimum and maximum income restriction, occupancy requirements and all prospective residents will be screened utilizing published resident selection criteria. The building selection criteria will be posted on the DAHLIA website. The link will also contain detailed income and rent information. You may find this useful to see if you qualify for this housing program.
Is parking included with the rent?
A limited number of valet parking spaces will be available at FIFTEEN FIFTY for an additional monthly fee and will be assigned in lottery rank order. Residents who are eligible for a parking space based on lottery ranking may register a maximum of 1 vehicle per household.
Is there rent control or rent subsidies attached to the apartment?
Rent control does not apply to our community and there are no rental subsidies offered as part of our rental program. Minimum and maximum income limits will apply. We will accept portable Section 8 vouchers and other tenant-based rental programs at this community.
Are subsidies from family allowed?
All recurring gifts will be confirmed and counted as part of total household annual income. You may contact us with any specific questions after you are assigned an application number and contacted for an interview.
Is the income to qualify based on one person’s income?
No, we utilize the gross income of all household members listed on the application to verify eligibility.
How can I obtain more information on the lottery process, preferences and other information about the community?
There will be an information workshop scheduled once the application period opens. Please sign up on our Interest List to be notified or check back to this website periodically. Information will also be posted on the DAHLIA portal at housing.sfgov.org.
